purposes. Assignments have consisted of thoroughbred
racetracks, retail facilities, hospitality
facilities, suburban office buildings, centralize
airline computer/ticketing offices, and cement
batching plants.
IVI conducts a physical condition assessment of the facility, with or without drawings, and subsequently advises about the accrued physical deterioration and functional obsolescence of the property. Our reports document our methodology, provide detailed direct and indirect cost estimates, and the cost adjustment factors to account for the physical deterioration and obsolescence. Our reports are complete with document photographs to support our positions to the extent incurred physical depreciation.
Principals of the firm have expert court testimony experience on behalf of both municipalities and tax payers. We have consulted both municipal and tax payers’ attorneys, and assisted counsel in developing questions for the opposing side’s expert witnesses. |
